Project Delivery

Magill Construction Company provides a variety of project delivery formats including negotiated general contractor, construction management, Design/Build, Design/Build/Lease, and traditional Design-Bid-Build. Regardless of the format, Magill Construction takes a proactive team approach to the delivery of construction services. Whether you are new to the construction process or a seasoned veteran, we are confident our proactive team approach will ensure successful delivery of your project.

Traditional Bid vs. Team

The Traditional Model for construction over the years called for this: Architect designs, contractors bid by drawings, the low bid is selected, and work begins. Its appeal is the perceived cost savings and the simplicity of the process, but the separation between architect and contractor misses many opportunities for cost savings, and increases project delivery time, and ultimately cost.

The Team Model offers this: Owner, architect and Magill work together throughout the design process, evaluating alternatives early on, and continuously pricing designs as they evolve. Collaboration is encouraged and the design embodies practical construction solutions without losing its integrity. The members of the Magill team are experienced working in this environment, and have the skills necessary to provide this insight.

Team Approach

The key to this approach is having Magill join the project team early in the process. This allows the owner, architect and Magill to work together through design and construction, supporting each other with good information. All members have a clear understanding and a common focus of meeting the project challenges and goals.

What are the benefits of the Team Approach?

  * Continual budget management
  * Shorter completion schedules
  * Total quality management
  * Personnel committed to your mission
  * A project that meets your expectaions

What about competitive bidding?

One of the misconceptions of the team approach is that it eliminates competitive bidding. On the contrary, Magill Construction competitively bids every section of the work in the subcontractor marketplace. The advantage is that we spend time with qualified bidders to ensure their understanding of the design and your expectations. Better bids, cost control: no surprises.

Design-Build

The idea behind design-build is unique to every project, yet simple. You meet with a Design-Build firm already committed to working in concert with an architect. You tell the Design-Build firm what you want, when you want it, and the budget you have to build it. Then the architect and Magill, working as a team, efficiently coordinate the various phases of construction. If problems arise, design-build points to team solutions. Design-build brings you the advantage of single source responsibility.

Advantages of Design-Build

  * Reduction in total project delivery time
  * A team approach to your project
  * Reduction in total project costs
  * Guarantee of project costs at preliminary design phase
  * Total accountability
  * Design solutions to meet your needs, not someone else's
  * Reduction of stress throughout the project
  * Continuing service after completion
  * A project that meets or exceeds your expectations

Value Engineering

What is value engineering? Value Engineering (VE) is a methodology that is known and accepted in the industry. It is an organized process with an impressive history of improving value and quality. The VE process identifies opportunities to remove unnecessary costs while assuring that quality, reliability, performance and other critical factors will meet or exceed the customer's expectations. The improvements are the result of recommendations made by multidisciplinary teams representing all parties involved. VE is a rigorous, systematic effort to improve the value and optimize the life cycle cost of a facility. VE generates these cost improvements without sacrificing needed performance levels.

How much can Value Engineering save? Our experience shows that value engineering can save an additional 5 to 15 percent over and above the 6 to 10 percent typically saved by the Design-Build process.
